Home Sales Down, Sales Prices Mixed in December

Sales of single-family, re-sale homes were down for the sixteenth month in a row, year-over-year. They fell 33.9% compared to last December.   There were 82 homes sold in Santa Cruz County last month. The average since 2000 is 157.

The median sales price for single-family, re-sale homes was down 4.1% year-over-year last month. It fell 6.9% in December from November.

The average sales price rose 7.6%, year-over-year.

After being down twenty-eight months in a row, inventory was up for the tenth month in a row. It gained 193.2% compared to last December. 

As of January 5th, there were 173 homes for sale in Santa Cruz County. The average since January 2003 is 681.

The sales price to list price ratio went back under 100%. It went from 100.8% to 98.7%.

One hundred and forty-eight homes went into escrow last month, a gain of 2.8% compared to last year.

Days of Inventory dropped from seventy-two to sixty-three. The average since 2003 is one hundred and thirty-nine.

Days on market dropped from thirty-nine to thirty-six. That is the time from when a home is listed to when it goes into contract.

The median sales price for condos rose 21.7% year-over-year. The average sales price rose 19%.

Condo sales were down 44.4% year-over-year. Twenty condos were sold last month.

Inventory was up 137.5%.

As of January 5th, there were nineteen condos for sale in Santa Cruz County. The average since January 2003 is 141.

Days of inventory fell from forty-three to twenty-nine.

It took thirty-two days, on average, to sell a condo last month.
